Gas Boiler Clean & Service

  • Verify that boiler area is free of combustibles.
  • Verify the combustion and ventilation air openings are open and unobstructed.
  • Verify the boiler vent discharge and air intake are clean and free of obstructions.
  • Inspect entire flue gas venting system for blockage, leakage or deterioration.
  • Inspect pilot burner and main burner flames.
  • Check the boiler interior piping and all piping for leaks.
  • Inspect the flue pipe interior and inducer motor/assembly.
  • Inspect for rust and scale on boiler heating surfaces.
  • Brush and vacuum burners thoroughly – make sure all ports are free of debris.
  • Pull and clean pilot.
  • Clean areas between sections.
  • Vacuum thoroughly debris and soot.
  • Inspect thermocouple and replace if necessary.
  • Check oil level in pump bearings – bring up to proper level.
  • Inspect expansion tank for leaks and proper mounting.

  • Check draft and chimney passages for obstruction.
  • Inspect heat exchanger for cracks and holes.
  • Vacuum combustion chambers.
  • Inspect exposed wiring and connections.
  • Inspect and test blower assembly.
  • Replace air filter (air filter is an additional cost).
  • Vacuum blower compartment.
  • Relight and adjust flame pattern. Check high-limit operation.
  • Level wall thermostat and check calibration (if mercury thermostat).
  • Cycle furnace to check for normal operation.

Oil Furnace/Boiler Clean & Service

  • Replace the oil supply filter.
  • Remove and clean the pump strainer.
  • Replace the nozzle with an equivalent nozzle.
  • Clean and inspect the electrodes for damage.
  • Clean the combustion head of all line and soot.
  • Inspect the transformer cables and connectors.
  • Check all wiring for secure connections or insulation breaks.
  • Remove and clean the cad cell.
  • Clean the blower wheel and the air control of any lint.
  • Check the pump pressure.
  • Re-adjust burners as necessary.
  • Verify stack switch is not sooted.
  • Replace air filter (if applicable – filter is an additional cost).

Air Conditioner/Heat Pump Clean & Service

  • Start system, check suction and discharge pressures.
  • Inspect and clean condenser coil. Replenish up to 1-1/2 lbs. of refrigerant – 1 time
  • Lubricate fan motor, if applicable. Check for bearing wear.
  • Remove electrical control panel and inspect all exposed connections. Check connects to compressor terminals.
  • Inspect exposed tubing for kinks or oil leaks.
  • Check blower operation.
  • Replace air filter (air filter is an additional cost).
  • Blow out condensate line.
  • Check for oil leaks at exposed evaporator fittings.
  • Start system and re-check pressures and check amp draws.
  • Level wall thermostat and check calibration (if mercury thermostat).
